“Time is not always a luxury that we have to work with,” says Jenny Usaj, a top-performing Denver real estate agent with more than 15 years of experience. “Realtors should always have a company like HomeLight which can provide a quick cash close for sellers who need a fast sale. Selling with kiddos, and dogs, or even moving out of state quickly for a new job, can really be stressful if using a traditional sales process.”
But seasoned Colorado agents like Usaj can also get results for sellers in need of a fast home sale. “Being flexible with options and catering to the seller’s experience is a service that sellers should expect from their Realtors,” she says, adding that, depending on your situation, partnering with an experienced Colorado agent might be a better option. This can be especially true if you’re looking to retain the most proceeds.
Option 2: Hire a top Colorado real estate agent
Even when time is of the essence, collaborating with a highly skilled real estate agent can make a world of difference. A well-versed agent understands the Colorado housing market’s nuances, assisting you in achieving a quick and successful sale.
Let’s take a quick look at current market dynamics, explore the advantages of selling with a professional real estate agent, and discover how you can find a top-notch real estate agent in your Colorado neighborhood.
How fast are homes selling in Colorado?
In Colorado, the current statewide median days on market (DOM) — the time from listing to a signed contract — is around 50 days. But sellers must also take into account the time until closing, which averages an additional 41 days a buyer typically needs to close on a purchase loan. However, Usaj explains that the DOM can fluctuate even for homes in the same city.
“The Denver market is confusing for buyers to navigate,” she explains. “If your home is on the west side of town toward the mountains, we are still seeing multiple offers [and fast sales] in many neighborhoods.”
Usaj says one reason for this is the work-from-home culture that has affected Denver-area housing market trends. “We are seeing more and more people living near the foothills and on the I-70 corridor to cut down on time in the car while enjoying the mountain lifestyle. Conversely, in the city core and in other areas east of town, homes are on the market for about two months.”

Usaj explains that the post-pandemic Colorado housing market has shifted. “In the last few years, buyers wanted really any home that they could get because of the interest rates. Now that rates are back to a higher level, buyers are primarily moving because of a life-changing event; children, divorce, death…even dogs!”
The ability to market to these buyers is one big way an agent can benefit your sale. “While preparing the home is important, having a plan and creating a story about the home and new life for the buyer is key to getting top dollar and fewer days on the market,” she says. Usaj will share some expert fast-sell tips in a moment.
