How fast are homes selling in Savannah?

The Savannah housing market remains firmly in seller’s market territory. “While we saw fewer homes sold [in December 2023], demand for homes remains strong in our area,” says Sonny Wright, Savannah Multi-List Corporation (SMLC) 2024 Board President. “We expect prices to continue pushing higher, and we expect our market to remain in a seller’s market for the foreseeable future.”

In December 2023, homes spent a median of 51 days on the market, four days longer than the same period a year earlier, according to a report by Savannah Area Realtors®. While closed home sales were down 5.9% year-over-year, median sales prices increased 5.2% to $315,500. The typical home sold in December received 97.6% of its list price, a 0.4% decrease on an annual basis. “If homes are priced right, they are selling for close to 100% of the list price,” confirms Mills.

The number of new listings ticked up 2.2% during the last month of the year, and pending home sales got a 6.2% boost. The months’ supply of inventory — aka the time it would take to sell all of the homes on the market, based on the rate of monthly sales — jumped 10.5% compared to December 2022, amounting to 2.1 months. This figure is still extremely low; for context, a balanced market typically has a 5–7 month supply.
